Tips For Tenants 2

Welcome to your new home and Avalon Properties Inc. Here are some tips to help you along the way.

Setting Appointments:

  • We manage hundreds of properties in Colorado Springs area which keeps us very busy with showings, tenant applications, maintenance issues, and lease signings to name a few. If you have to meet with our team to sign a lease or re-lease for example, please allow at least 1 hour notice for us to prepare your documents before you arrive at the office, better still, make an appointment a few days ahead.
  • If you can commit to a day but not a time, that’s OK but please bare in mind that if there are other tenants with an appointment you might have to wait a bit.


This is STRICTLY a NO NO…..

Once it is discovered that you have subleased your property which is in direct violation of your lease with Avalon, you give us no choice but to start eviction proceedings against YOU and your Sub-lessee, retain ALL of your Security Deposit and an eviction will be recorded on your credit report.

Simply, DON’T DO IT……


For clarification purposes:

PET is an animal not certified for emotional support or service.

An ANIMAL is CERTIFIED as a Service Animal (Dog or Miniature Pony ONLY) or CERTIFIED Emotional Support Animal (ESA)

Avalon requires that you provide either a copy of the certification or minimally a letter from a licensed medical professional showing the need for your Service Animal or ESA.

Depending on the Landlord/Owner’s wishes, PET(S) may or may not be allowed or maybe allowed under certain conditions.

First, clarify with Avalon if a PET(S) are allowed at a certain property and declare that you have a pet(s) at time of your rental application.

Avalon will let you know what the pet deposits are specific to your pet(s) and property applied for. We DO NOT charge an additional rental fee for pets

If you wish to acquire a pet during your tenancy, contact Avalon to discuss eligibility and deposits. Not doing so could cost you part or all of your security deposit.

If you have a Service Animal or Emotional Support Animal (ESA), please inform Avalon as soon as possible but prior to signing a lease.

If these requirements are met, there is no pet deposit required.

None of the above listed Breeds, or any mix of them, are permitted at the properties we manage.

If you have a Service Animal or Emotional Support Animal (ESA): Please inform Avalon Properties, Inc. as soon as possible, prior to signing a lease. Make sure you fill out the Reasonable Accommodations/Modification Addendum attached to the application.


Fraudulently Claiming a Service Animal or ESA

As of January 1, 2017 it is illegal to fraudulently claim a Service Animal or ESA per Colorado House Bill 16-1426 Subsection 5.

If it is discovered that you have intentionally misrepresented that you have a Service Animal or ESA, Avalon Properties, Inc. shall terminate your lease and retain all of your security deposit.
